Omaxe, the New Delhi-based real estate developer, is looking to launch, sell and start construction on 9 residential projects in Noida,
The company is set to complete its premium Forest Spa project, Noida, which has an average realisation of Rs 5,800 per square feet with construction cost of Rs 2,000 per sq ft. The project was launched in 2007 and would be delivered this year with an expected total realisation of Rs 400 crore.
About 85% apartments — available in 3 sizes of 1,900 sq ft, 3,500 sq ft and 4,150 sq ft - in the project have been sold. Omaxe has a debt liability of Rs 1,800 crore and the scheduled repayment in the next 2 years is about Rs 1,020 crore. It is looking to pay the debt from cash flows through projects, selling land assets and raising funds by selling stake at project level to private equity investors. The debt-equity ratio stands at 1.03.
